The Maharashtra Housing and Area Development Authority (Mhada) is the nodal agency for reconstruction, affordable housing and slum redevelopment in Maharashtra. The Mhada sells affordable housing units by conducting various lotteries across Maharashtra through the various boards. In this guide, we will focus on how to apply for Mhada lottery units offered by the different Mhada Boards, check the draft, final list and lucky draw and finally how to accept or reject housing units won under the Mhada Lottery 2025. The Mhada lottery helps in bettering housing in Maharashtra by providing region based affordable housing schemes to people at regular intervals. The website for applying for Mhada lottery is housing.mhada.gov.in. Through the Mhada Lottery, affordable housing units are provided to the Economically Weaker Section (EWS), Lower Income Group (LIG),Middle Income Group (MIG) and High Income Group (HIG) categories.

The Mhada Konkan Lottery 2024 is held by the Mhada Konkan Board. While majority of the housing units are given out in the Konkan region, the board also gives some housing units in the Mumbai Metropolitan Region (MMR). The Mhada Konkan Board announced lottery of 12,626 housing units on October 11, 2024 of which 11,187 units are part of Mhada Konkan First Come First Serve units. The remaining 1,439 units can be applied using the Mhada IHLMS 2.0 website. These consist of units in in the Konkan region such as Sindhudurg, Malvan, Oras, Vengurla etc. Also, units are provided in the MMR in Thane, Kalyan, Titwala and Raigarh.
The Mhada Pune Board is offering 6,294 affordable housing units. The Mhada Pune Lottery are available in Pune, Pimpri Chinchwad, Satara, Sangli, Solapur and Kolhapur. Additionally, PMRDA in these places will also be part of the lottery. The total number of housing units have been divided into five schemes:

The Mhada Lottery Mumbai offered 2,030 flats. The online registration and application process began on August 9, 2024 and the lucky draw was conducted on October 8, 2024. Housing units ranging from Rs 29 lakh to Rs 6 crore were part of this lottery presented by the Mumbai Mhada Board. The units were located at Pahadi Goregaon, Antop Hill-Wadala, Kopri Powai, Kannamwar Nagar-Vikhroli and Shivdham Complex-Malad. Over 1 lakh applications were received for this lottery, making it successful.
The Mhada Nashik lottery was divided into five schemes under which 311 were part of the FCFS scheme. Over 69 were part of the PMAY scheme. The remaining lottery units given by the Mhada Nashik Board were distributed among the other lottery schemes such as Mhada Housing Scheme, 20% comprehensive housing scheme and 15% social housing scheme.
The Mhada Chattrapati Shambaji Nagar (previously known as Aurangabad) Lottery 2024 consisted of 941 units and 361 plots. Of these 941 units, 233 units were provided under the Pradhan Mantri Awas Yojana (PMAY). The Mhada housing units offered by the Mhada Chattrapati Shambaji Nagar Board were available in Hingoli, Jalna, Latur, Padegaon and Nakshatrawadi District.
The Mhada Nagpur Board gave away 416 units as part of Mhada Nagpur Lottery 2024. Of this, 72 units were given in Belatrodi, Nagpur, 224 units in Mhada city, Subhash Road and 120 units in Mhada city, Subhash Road.
Mhada offers tailored lottery schemes to fit requirements of the various categories.
1) Economically weaker section (EWS): Under this Mhada offers housing units to people from economically weaker background.
2) Low income group (LIG): Under this Mhada offers housing units to people from modest income background.
3) Mid income group (MIG): Under this Mhada offers housing units to people from moderate income background.
4) High income group (HIG): Under this Mhada offers housing units to people with high income by offering premium housing options.
Mobile number should be linked to Aadhar card. Lottery related information and OTP will be sent through SMS.
Registered email id where OTP and all lottery related information will be sent as email.
A clear image of front side and back side of Aadhar card has to be uploaded at the time of registration. If married, spouse Aadhar card also has to be uploaded.
A clear readable image of PAN card has to be uploaded at the time of registration. If married, the PAN card of the spouse also has to be uploaded.
Upload the ITR acknowledgement receipt of FY2023-24. Note that upload of salary slip or Form 16 in place of ITR acknowledgement receipt will be considered invalid. If married, upload ITR acknowledgement receipt of FY2023-24 for spouse too.
Select the income certificate button and upload the Tahsildar or Maha e-Seva Kendra certified Income certificate for FY2023-24 (it should have MahaOnline/MahaIT barcode).
It is not compulsory for applicants registering under the Mhada Pradhan Mantri Awas Yojana Urban 2.0 scheme to have the PMAY registration certificate at the time of applying for the lottery. The PMAY U 2.0 certificate has to be shown before taking possession of the unit.

Unsuccessful applicants of a Mhada Lottery will get the EMD refund within seven working days. However, note that the application fee and the GST is non-refundable.

A Mhada lottery flat owner can sell his flat only after five years from the date of purchase of the Mhada unit. However, many times Mhada lottery flat owners sell it before the five-year lock-in period by providing the buyer a power of attorney (PoA) document and not the registered deed of the Mhada flat. A buyer can be evicted from the house if Mhada conducts a surprise check, as sale through PoA is illegal.
